When property is let out for some period & self-occupied for remaining period during P.Y. Here consider as if let out for whole year (So,ER for full year, deduct municipal tax. No limit in int also). But actual rent will be taken for months for which rent is actually received. (Do not consider vacant for the period for which it was SOP)

Thanks I got my answer Thank you

  6. Heena · 16 Jul 2025

Yes we treat sop as lop but only in case of calculation total months which we neend for calculating PER .

  7. Lalit · 16 Jul 2025

I know that we r finding actual rent but as per my teacher in case of SOP+LOP...SOP TREATED AS LOP

  8. Heena · 16 Jul 2025

We only find PER by taking only total months of lop and sop. There is no relation of sop rent in calculating AR.

  9. Lalit · 16 Jul 2025

Because SOP + LOP me vacancy ka treatment h So Answer is according to ER<= AR+ VR

  10. Heena · 16 Jul 2025

We are findind the actual rent which is actually received.

  11. Heena · 16 Jul 2025

Because we didn't actually receive any rent towards sop.

  12. Lalit · 16 Jul 2025

    As per rule ER 480000 < AR 350000 + VR 150000(50k×3) ... So Gav should be 350000

  13. Lalit · 16 Jul 2025

But why Vacancy treatment not taken here???

  14. Heena · 16 Jul 2025

If any doubts , can ask freely.

  15. Heena · 16 Jul 2025

Here ER is 480000 amd actual rent is 350000 but here PER(proportionate expected rent) will be calculated as ER is higher than the AR so PER will be calculated fot 12 months whole as house property is used by tenant too , so per will be 480000(4800000/12months × 12months(lop+sop). From here we conclude that PER is still greater than AR which means it is not due to the vacancy and hence ER OR AR whichever is higher will be Gav so ER of 480000 will be GAV.
