What provision needed in this question? Can anyone explain the answer?

According to section 25(1) no consideration, no contract.. and in the given Case though parties stand in near relation to each other and the document is written but it doesn’t satisfy the third condition that it should be registered too.. hence, his daughter cannot get the house as gift as the contract is not enforceable in the law.
